Barcode Architects Reveal Latest Images of His 110-Meter-High “Casanova” tower, which is currently under construction at Rotterdam‘s maritime district. the new residential building is articulated by a striking triangular shape that balances on a rectangular base.

casanova forms a whole with another Residential tower by barcode architects on the adjacent land called “the muse”, which was completed last year. the two buildings were designed in synergy by the dutch firm, both architecturally and in terms of the collective program.

casanova aims to bring new energy to the maritime district, which, according to the architects, is rapidly transforming from an anonymous office district into a dynamic urban area. the new tower activates the angle on the wijnhaven and forms an important link on the new pedestrian route between the oudehaven and the museumpark, via the markthal, leuvehaven and the witte de withstraat.

“Within city limits, densification by skyscrapers is a favorable option, but anonymous volumes where residents do not know each other should be avoided”, », Explains Caro van de Venne, partner of barcode architects, about the project. “With casanova we want to create a part of the city in three dimensions, where people live healthily, neighbors know each other and there is a pleasant atmosphere at ground level. the design principles used in these projects set the example for Rotterdam’s new high-rise vision. ‘

the slender form of the building ensures optimal visibility and daylight for the surrounding buildings and gives the dwellings in the tower a 300-degree view of the city. between the fifth and eighth floors, the volume points downward, elegantly balancing the tower on the base. on the fifth floor, above the low building, a roof garden of 1600 m² will be created.

the inhabitants of casanova and the muse can meet here informally, and the roof garden is directly linked to the bustle of the quay. In addition to the collective roof garden, various shared functions are included in the program, such as a gym, a common kitchen, co-working spaces, meeting rooms and hotel rooms that residents can reserve for their guests. in the base, the reception functions and the central entrance add liveliness to the public space on the ground floor.

the tower has 35 floors and a rich residential program of 116 units, from more compact apartments in the low-rise block to spacious tower apartments and exclusive penthouses with large outdoor spaces. floor-to-ceiling windows guarantee optimal entry of daylight and spectacular views from all the apartments in the tower.

the vertical orientation of the facade accentuates the slender design. the red-brown travertine panels give the tower a warm and powerful look all around. towards the top of the tower, the panels have progressively wider smooth-edged surfaces. these elements reflect sunlight, creating a changing appearance throughout the day and making the top of the tower appear to disappear into the sky. Casanova is expected to be completed by the end of 2022.
